Select a home site
The first step in the process is to meet with our sales team to learn more about which lot would be the right fit for your new home. The sales team can help you select a lot. You can then reserve that lot with a deposit and a reservation agreement. Reserving a lot allows you to confidently begin designing and planning for construction — knowing that lot is yours.

Design your home
Once you’ve reserved a lot, it is time to schedule a meeting with the architect of your choice. Benton at Magnolia Woods has several community architects who are familiar with the design guidelines and standards for the community. This will help streamline the planning of your home.
If you have a preferred architect that is not on our list, we will help facilitate an approval process. This approval can add as many as 60-90 days to your timeline.

Choose a builder
As your plans begin to take shape, it is time to begin partnering with your builder. Benton at Magnolia Woods has five community builders to choose from. It is recommended that you meet/interview several builders to evaluate their work style, policies, and personality. tEach builder will be able to advise you on the preliminary plans you have developed.
If you have a preferred builder that is not on our list, we will help facilitate an approval process. This approval can add as many as 60-90 days to your timeline. We reserve the right to approve or deny any builder application to ensure compliance with and adherence to the standards of the community.

Get approval
Once your plans have been finalized, you and your builder will submit them for approval to the Benton at Magnolia Woods Architectural Control Committee. After the Committee has evaluated the plans, you will be notified of any required revisions and/or clarifications — or you will be notified that the plans are approved. With this approval, you and your builder are free to commence construction.

Begin construction
Your new home will likely require 8-12 months of construction time. During this time, you will meet regularly with your builder on progress and to customize the interiors of your home.
